Developer Spotlight: Loundyne Hare

At 1DROP, we're proud to uplift BIPOC developers who are breaking barriers and creating pathways for others to succeed. Our latest Developer Spotlight features Loundyne Hare, founder of Central Pillars and co-founder of Northwest Investment Partners. With nearly six years in commercial real estate development, Loundyne has built an impressive project management portfolio spanning over 500 units in development and $12 million in acquisitions. He is also pioneering new models for inclusivity in the  commercial real estate brokerage space.

Loundyne's journey into commercial real estate began in 2019 with Central Pillars, initially focused on syndications and apartment acquisitions. However, he quickly pivoted into multifamily development via his skillset in financial modeling and project analysis for a number of mixed-use developments in Seattle. He learned that in addition to capital, experience was equally crucial—and often more so.

Mastering the Mathematics of Development

When asked about overlooked aspects of development, Loundyne emphasizes one critical element:

Understanding the economics of a development. Banks and investors need to be confident that your financial analysis is sharp. You have to know your numbers.
— Loundyne Hare

This mathematical foundation, combined with strong relationships and a high-performing team, forms the cornerstone of successful project pitches and execution.

Breaking Barriers Through Northwest Investment Partners

Recognizing the barriers he faced as an African-American developer, Loundyne co-founded Northwest Investment Partners—a forward-thinking commercial real estate brokerage created, in part, to break down those same barriers and open doors for underrepresented professionals seeking to enter and thrive in the commercial real estate space.

The brokerage operates on three primary functions:

  • Buyer and Seller Representation: Helping people make intelligent  commercial real estate investments through advisory services and transaction support

  • Leasing Commercial Space: Assisting owners with finding appropriate businesses for their vacant spaces

  • Agent Development: Supporting residential agents transitioning to commercial real estate and new agents entering the field

Since launching at the beginning of 2025, the brokerage has already secured over $2 million in transaction volume, demonstrating the market demand for inclusive commercial real estate services.

The Power of Relationships and Reputation

Throughout his journey, Loundyne has learned that success in commercial real estate extends far beyond financial acumen.

Your relationships matter a lot and your reputation matters a lot... Your reputation proceeds you for better or for worse
— Loundyne Hare

This focus on relationship-building has been instrumental in his growth, from finding mentors to assembling high-performing teams. His approach emphasizes integrity and long-term thinking over quick wins.

Defining Success Through Legacy

Success for me is servant leadership. I always ask myself: Are you creating opportunities for others to be successful? Are you openly sharing your knowledge? Does the work you’re doing today align with your purpose?
— Loundyne Hare

These are the questions that define success for Loundyne, whose vision centers on creating spaces where  professionals can learn, grow, and advance their careers in commercial real estate. For those entering commercial real estate, particularly from underrepresented communities, Loundyne emphasizes composure and fearlessness.

"Understand that it takes patience and persistence... a relentless attitude to keep going after you fail.

- Loundyne Hare

Looking Forward and Lifting Others

Looking ahead, Loundyne is focused on delivering more housing to market while expanding his commercial real estate brokerage efforts. After several years of work and iteration, one of his projects is set to break ground in less than a year- a $50+ million, 100+ unit project in the central district that exemplifies the patience required in commercial development.. In his brief time as a brokerage owner, his team was able to secure a contract to represent the Tacoma Housing Authority as a brokerage/advisory firm. An exciting partnership designed to create access to commercial space for local businesses.

Through every deal and every opportunity, Loundyne’s work stands as proof that when barriers are dismantled, entire communities rise.
